What does it mean to have an individual lease?

Individual leasing means that each person is only responsible for their bedroom and a portion of the common area. You are not responsible for your roommate’s payment if they decide to not return for Spring semester.

What is included in the rental installments?

Your rental installment includes high speed internet, trash, and recycling services as well as all of VERVE’s amenities. Electric and water services are billed monthly through your resident account based on your apartment’s usage.

Do you offer roommate matching?

Yes! If you do not have anyone in mind that you would like to live with, let us match you up with someone! During the application process you will complete a roommate matching section to let us know more about you and what you are looking for in a roommate. Our amazing team will work to place you with the best match based on this information.

When are my rental installments due?

We have 3 billing options to pay the entire amount due under your lease – one installment, two installments, or twelve installments.
If you choose to pay a single installment for the total contract amount, that payment is due August 1. If you choose to pay in two semester installments, those installments are due August 1 and January 1. If you choose to pay in twelve installments, the first installment is due on August 1 and the remaining eleven installments are due on the 1st of the next 11 months. Please note that these are all installment payment options and not monthly rent.

How do I pay my rental installment?

Payment can be made through your resident portal with the following options:

  • Credit or Debit Card – Service fee may apply.*

All payment options have the ability to be submitted as a one-time payment or as a recurring monthly payment.

Is there insurance coverage in the event of fire, theft or natural causes?

Each resident is required to have an active renter’s insurance policy. Coverage may be offered through your parent’s insurance provider, or you can enroll through your resident portal and a small fee will be added to each rental installment. Renter’s insurance is generally inexpensive and will cover your personal belongings if a loss were to happen.

What if I need to break my lease or do not plan on returning for Spring semester?

VERVE lease is binding and cannot be broken. If your plans change, and you no longer intend to live at VERVE, you do have options to re-let your space to another person. Please contact the leasing office for additional details on the re-let process and associated fees.

How do I request maintenance in my bedroom or apartment?

A maintenance request can be submitted through your resident portal or by stopping by the leasing office. You will receive updates to your request via email. For emergency assistance after hours, please call the leasing office and follow the prompts to reach the maintenance team.

What furniture is provided?

VERVE bedrooms are fully furnished with a full XL bed, 4-drawer dresser, desk and chair. Your living area will include a couch, side chair, coffee table, entertainment center and 55″ TV. The kitchen comes fully equipped with quartz countertops, barstools, and energy efficient appliances including a stove, refrigerator with ice maker, microwave, dishwasher, and full size washer and dryer.

How do I receive mail and packages?

Each resident will receive a key to your apartment’s mailbox. Packages will be delivered to package lockers located near the leasing office or placed in the the oversized package room for pickup at your convenience. You will be notified by text and/or email when you have received a package.

What is a guarantor and what if I do not have one?

A guarantor is a third party that ensures timely payment for your rental installment and any additional charges during your lease at VERVE. If you do not have a guarantor, we have alternate options to approve your application to live at VERVE. Contact our office to discuss these alternatives.
